Signs it's time to repaint your exterior.

Front Range weather wears an exterior down in predictable ways. Here are the signs it's time to repaint:

• Fading or discolored paint — south- and west-facing walls fade fastest at altitude; the rest of the house starts to look mismatched.
• Peeling, cracking, or bubbling — moisture is getting behind the paint film; left alone this leads to wood rot.
• Chalky residue on your hand — rub a wall and your palm comes back dusty; the paint is breaking down and no longer protecting the substrate.
• Visible bare wood, stucco, or siding — exposure under failed paint is an open door for weather damage and pests.
• Mold, mildew, or dark streaks — excessive moisture exposure; cleaning helps but mildew-resistant paint is the real fix.
• It's been five to ten years — even a well-done exterior wears down; Colorado's UV pushes you toward the lower end of that range.

Exterior Painting

Our 6-step exterior painting process.

1. Initial Consultation — In-person walk-around to define what gets painted (siding, trim, doors, deck), discuss colors, and a detailed itemized estimate sent within 24 hours.
2. Inspection & Planning — We check for peeling, cracking, wood rot, and moisture damage; choose the right primer and paint system for each surface (masonry primer on stucco, oil-based on bare wood); power wash to remove dirt, mildew, and loose paint; let everything dry fully before prep.
3. Scraping, Sanding, Repairs — Loose and peeling paint scraped to a sound edge; rough areas sanded to give the new coats a surface to bond to; gaps and cracks filled with paintable exterior caulk; rotted wood and damaged siding repaired or replaced.
4. Priming & Masking — Quality primer applied to bare wood, repairs, and stain-prone surfaces; windows, doors, landscaping, and fixtures masked with plastic sheeting and painter's tape so nothing catches overspray.
5. Painting & Cleanup — Two coats of high-quality exterior paint, with proper drying time between coats per manufacturer spec. Brushed, rolled, or sprayed depending on the surface. Masking and coverings removed, jobsite cleaned.
6. Final Inspection & Maintenance — We walk the entire house with you, touch up anything that needs another pass, and leave you with a maintenance plan — periodic washing, touch-up paint, and what to watch for over the next decade.

Exterior Painting

Front Range conditions demand Front Range prep.

Most of the Front Range sits above 5,000 feet — some communities above 6,000. That puts your exterior paint under harsher UV than coastal climates, with bigger daily temperature swings, lower humidity, and faster caulk failure at joints and trim. Builder-grade exterior paint applied in 2010-2015 is hitting end-of-life across most pre-2015 Front Range builds. We use high-quality exterior paint and prep aggressively — power wash, scrape to a sound edge, spot-prime every bare surface, re-caulk joints, replace any wood that's gone soft. That's the difference between a 5-year repaint and a 10+ year repaint.

• South- and west-facing walls get extra prep attention — they fade and chalk first
• Trim, fascia, and soffit gaps re-caulked with paintable exterior caulk
• Bare wood and repairs spot-primed with oil-based or stain-blocking primer
• Wood rot and soft siding replaced before paint goes on (we don't paint over it)

Exterior Painting

Decks and outbuildings.

Most exterior projects also include the deck — it ages on the same timeline as the house and benefits from being done at the same time. We pressure wash, sand or brighten weathered wood, and apply weather-resistant stain (semi-transparent, solid-color, or clear) or paint with deep penetration via back-brushing. Two coats where opacity calls for it, with a seal-and-maintain plan so the wood lasts. We also handle brick, stone, stucco, and metal-railing finishes when the project calls for them.
